The City of Elmhurst is holding a Public Hearing on March 23 at 7:00 p.m. at City Hall to present and discuss proposed downtown zoning changes. The Public Hearing follows Open House meetings the city held on March 9 and March 13, which were held to introduce the proposed changes to the community. Based on input provided at those meetings, staff has made several recommendations to the proposed zoning changes. Some of the changes include:
• Immanuel Lutheran Church block should remain R2 Single-Family Residential • Residential properties at the southwest corner of Park and Arlington and at the northeast corner of Marion and Kenilworth should be Neighborhood Transition District • Properties at the south east corner of York and Robert Palmer should remain R5 • Properties along Virginia Street that do not front onto York should be Outer Core Office • Properties on the west side of Addison Avenue, between Third and North, should be Outer Core Office • The 111 Larch Property should be zoned Neighborhood Transition • The YMCA property should be Outer Core Office More details can be found in the staff report on the web site www.elmhurst.org/downtownrezoning.
“The Open House meetings were very successful,” said Than Werner, Planning & Zoning Administrator. “We had a good turnout and received constructive feedback from those who attended. We made an effort to incorporate their ideas and concerns into the revised recommendations.”
The 2016 Downtown Plan (adopted in June 2016) presents a vision for the year 2025, providing goals, objectives, and other recommendations of action to be undertaken by the City to maintain Downtown as an attractive and vibrant city center. To realize the vision set forth in the Plan, the Plan identifies and recommends changes to the City’s zoning ordinance and development procedures and processes.
